The conservation area forms a square over the historic part of the village. High Street/Grantham Road/A607 dominates and runs north-south throught the eastern side of the conservation are. All The roads to the west of High Street (North Lane, Church Lane, Maiden Well Lane, Gas Lane and Clint Lane) and the properties on them are included in the conservation area. 3a-15 on the south side of Clint Lane are excluded from the conservation area. Properties abutting the east side of High Street are also included as well as properties off East Road up to, and including, Addison Way. The conservation area covers a total of 27.44 hectares.

The conservation area is predominantly residential but also contains a number of commercial properties on High Street. It also contains some current and former agricultural buildings.

There are 20 listed buildings in the conservation area all of which are Grade II except for St Peter's Church (C13, C14, C15, mid C18, restored 1875-6 and C20 addition) which is Grade I.
