The conservation area boundary follows the rear of the properties on Boundary Way before heading north-east to follow the rear of the properties to the north of West Street, Bridge Street and Watermill Road. It then crosses Louth Road before heading south to incorporate the Linden Road area and then the grounds of Holy Trinity Church and the Old Vicarage. It then turns west, while taking in Queen Street and Broadgate Lane, before crossing South Street and following the line of the River Bain before returning to Granary Way. The conservation area covers 38.01 hectares.
The conservation area is predominantly residential but it also contains a number of commercial and light industrial properties.
The conservation area contains 110 listed buildings and 6 unlisted buildings of local importance. Out of the listed buildings 1 is Grade I listed (and also a Scheduled Ancient Monument - Walled Roman Settlement of Bannovallum) and 2 are Grade II*: 2, West Street (early 18th century house with stable and cottage attached to rear) and St Mary’s Church (Early C13, C15, 1820-21, heavily restored in 1859-61 by Ewan Christian).
