The conservation area runs south to the rear of properties to the west of Thorniman Lane before following the southern borders of Frampton Hall Park and the churchyard. From the churchyard it continues east before turning north to follow the eastern edge of Hall Lane then cutting west across Frampton Hall Park to Thorniman Lane. The conservation area covers a total of 26.18 hectares.
The conservation area is mainly green open space and residential properties.
The conservation area contains 15 listed buildings including Frampton Hall (built in 1725 for Coney Tunnard, extended late C18 and skilfully remodelled in matching style in 1873), Gate piers, gates, screen and wall to Frampton Hall (c. 1725) and St Mary’s church and churchyard (Grade I – dating from the late 12th century). The conservation area also contains 1 unlisted building of local importance.
