The conservation area encompasses West Street, North Street, South Street, East Street and the south side of Church Lane to take in Crowland Abbey and its grounds. It covers an area of approximately 19.84 hectares.
The conservation area is predominantly residential.
There are 17 listed buildings and 39 unlisted buildings of local interest in the conservation area. Out of the 17 listed buildings there is 1 Grade I listed building (Crowland Abbey – 12th century origins with restorations from the late 18th to 20th centuries) and 1 Grade II* listed building (The Manor House – dating back to 1690).
