The Boston Town conservation area incorporates a number of distinct character areas: Maud Foster, Central Park, Pen Street, Pump Square, Market Place, Bargates, South Square, Wormgate, Red Lion and Tunnard Street, Haven Bank, High Street North, High Street South and South End. In total the conservation area covers a total of 69.30 hectares.
The conservation area is a combination of residential, commercial and industrial properties.
The conservation area contains 226 listed buildings including 10 Grade II* (Boston Wesleyan Centenary Chapel and attached Church Hall, Shodfriars Hall, Fydell House, 3-9 Spain Lane, 36-39 Market Place, Freemasons Hall, 116 High Street, 124-136 High Street, 118A, 120 and 122 High Street, The Assembly Rooms and 5 South Square) and 4 Grade I (St Botolph's Church, St Mary's Guildhall, Maud Foster or Ostler's Mill and Fydell House). The conservation area also contains 5 unlisted buildings of local importance.
