The conservation area covers a total of 22.08 hectares, and takes in approximately half of the village’s total area, centred upon the historic core where West Street, Barnes Lane, Vicarage Lane, High Street and Hall Street join with Cliff Road.
The conservation area is predominantly residential.
There are 33 listed buildings within the conservation area. These include the Church of All Saints (Grade I - late C12, C13, C14, C15 restored 1881) and Wellingore Hall, park and attached Roman Catholic Chapel of St Augustine (Grade II* - country house with attached private chapel now RC Church. Palladian Villa, built c1760 for Neville family, extended c1800 and again 1876 by J MacVicar Anderson). There are also 2 unlisted buildings of local importance in the conservation area.
