The conservation area boundary extends northwards along the east boundary of 9, Main Road before turning east following field and property boundaries up to Greatford Road. The boundary then juts south before again turning east and thereby excluding the Greatford Road development. It then moves in a south-east direction to eventually cross Main Road (heading east) before turning west to include the south lodge and gate piers to Uffington House. It then continues in a westerly direction to incorporate land and properties to the south side of Main Road. The conservation area covers a total of 37.52 hectares.
The conservation area is predominantly residential.
There are 30 listed buildings in the conservation area including 2 Grade II* (‘Gates, piers and walls to churchyard’ and ‘Gates and gate piers to former Uffington House’) and 1 Grade I (St Michael and All Saints church – c. 1200).
