The conservation area follows the plan of the historic core of the town as it incorporates North Gate, East Gate, West Gate, South Gate and Carre Street as well as all those properties that abut those roads. The conservation area also extends to the east to incorporate Sleaford Castle and to the west encompassing green open spaces between East Gate and St Giles Avenue. The conservation are covers a total of 44.66 hectares.
The conservation area is a mixture of residential, commercial and industrial properties.
The conservation area contains 141 listed buildings including 4 Grade II*: the Manor House (a group of buildings dating back to the 16th century), the Vicarage (15th century timber-framed building), Town Hall (Sessions House) (1831) and Carre’s Hospital (1830). St Deny’s Church (dating back to 1180) is Grade I listed. There are also 14 unlisted buildings of local importance within the conservation area.
