The conservation area is essentially linear and incorporates the properties adjoining High Street as well as certain properties on East Lane, Pearces Lane and the west side of Haconby Lane. A few properties on Hanthorpe Road and Station Road have also been incorporated into the conservation area. The central focus of the conservation area is the church of St John the Baptist that sits centrally at the junction of Station Road, High Street and East Lane. The conservation area covers a total of 25.45 hectares.

The conservation area is primarily residential with a small number of current and former agricultural buildings.

The conservation area contains 20 Grade II listed buildings and 1 Grade I listed building (St John the Baptist Church – dating from the mid-12th century and restored in the mid-19th century).
