The conservation area contains the whole of the built village of Londonthorpe (i.e. all properties on High Road, Church Lane and Newgate Lane) except for the last three properties to the north of High Road. The conservation area covers a total of 7.85 hectares.
The conservation area is predominantly residential but also contains a number of current and former agricultural buildings.
There are 8 listed buildings in the conservation area including the Grade II* listed St John the Baptist Church (C13, C14, C15, with C19 alterations and additions). The conservation area also contains 3 un-listed buildings of local interest.
