The conservation area encompasses the whole built village except for a collection of modern farm buildings to the north of Freiston Lane and 20th century properties to the south of the village on Carlton Lane. The conservation area also includes a number of fields that contain medieval and post-medieval earthworks. The conservation area covers a total of 30.55 hectares.
The conservation area is primarily residential but it also contains a number of agricultural buildings.
There are 8 listed buildings in the conservation area including the Grade I listed All Saints church (with elements dating back to C11) as well as a single un-listed building of local interest.
