The conservation area encompasses the whole of North Street and West Street and also part of West Road. The boundary then follows the line of Manor Lane before moving east along the south side of Wellhead Fields/Park. The boundary continues east to follow the south boundary of Abbey Lawn before heading north towards the junction of Abbey Road and Nowells Lane. It then follows the line of Abbey Road before moving north to encompass the east side of North Street. The conservation area covers a total of 33.15 hectares.
The conservation is urban in nature and contains residential, recreational, industrial and commercial areas.
There are approximately 53 listed buildings and 1 un-listed building within the conservation area. Out of these buildings 1 is Grade I (Church of St Peter and St Paul – with elements dating back to the Saxon period) and 1 is Grade II* (Red Hall – an early 17th century red brick mansion).
